When weep holes are placed too high, water will not reach the weeps until it has built up on the flashing. Another possible solution would be to attempt to remove individual bricks every 2 feet and install a weep hole along one side of the brick when the brick is replaced. This procedure will also likely damage the flashing. If the wall is built correctly, there's an airspace inside, to collect any moisture that condenses on the inside faces of hte brick. That space is filled (or is supposed to be) up to the level of the weep holes (otherwise, they would not "weep").

Water that penetrates the face brick follows the collar joint down to flashing where it is either expelled through the bed joint and/or at weeps, or it dissipates through the face of the wall. Drainage walls are designed with cavities between outer wythes of face brick and back-up walls (brick, concrete masonry units, metal or wood stud framing).
The main escape point for moisture from the wall is through weep vents. The Masonry Advisory Council (MAC), as well as the IMI, and Brick Industry Association (BIA) recommend using weep vents. Tubes and ropes are not recommended for adequately transmitting moisture out of a wall.
The brick lug of a slab foundation is d ropped 1-1/2" from the main level of the slab which also help s with any water penetration issues behind the masonry wall since it is lowere d. Weep holes are required to be no further than 33" apart and the opening must be at least a diameter in size of 3/16 of an inch. Weep holes need to b e above grade.

  • During the construction of a masonry wall, excess mortar will accumulate within the airspace. Mortar accumulation may occur at the weep and flashing levels, but mortar bridging can also occur above the flashing levels as seen in Figure I. Apr 01, 1991 · Weep holes should be installed in the masonry head joints above all flashing courses. This includes the base of the wall, above all window and door lintels, and above shelf angles. Anywhere the cavity is interrupted, you must install flashing and weeps. There are several ways to form weep holes.
This layer of brick will trap moisture against the wall; weep holes at the bottom of the wall give trapped moisture a way to escape. Expect to spend about a day laying a 4x10-foot wall. Before you begin, you'll need to remove siding on the surface you plan to place the wall.
